Steven Bloom

Steven G. Bloom, CFA, has more than 25 years of buy side and sell side experience investing in numerous sectors including listed REITs, real estate private equity, and energy infrastructure. He founded Real Research & Advisory to offer real estate fund manager due diligence and strategic advisory services. Steven is also a senior portfolio manager with ARC Fiduciary, a start-up private equity fund raising capital to invest in sustainable energy development projects in the U.S.

Previously, Steven was a portfolio manager on Dutch pension fund manager APG Asset Management’s Opportunity Fund originating, structuring, and/or managing more than $1 billion of fund investments and co-investments. Before that he was head of research and asset management for APG’s U.S. private real estate investment group. At the time, he belonged to the Pension Real Estate Association’s research committee and the National Council of Real Estate Investment Fiduciaries. Earlier in his career Steven was a senior member of Morgan Stanley’s highly ranked sell side equity research REIT team.

He teaches real estate finance as an Adjunct Assistant Professor for Columbia University and other business courses for several Wall Street training firms. Steven is a CFA charterholder, active with the CFA Institute and New York Society of Security Analysts, for which he co-chaired the alternative investments group and organizes the annual real estate outlook conference, and a member of the independent real estate fiduciary advisor pool of a large state pension plan. He is a student mentor and judge for the Morgan Stanley Sustainable Investing Challenge. Steven received his B.S. from Cornell University’s Charles H. Dyson School of Applied Economics and Management.
