Living Vertical: Reimagining Office Towers as Community Hubs and Housing

Given the pressing housing crisis in New York, the project envisions a transformation of 1411 Broadway office building into a Elevator Apartment with Commercial in order to address the housing shortage. With a number of garment and theater buildings nearby, the key public programs were to provide smaller scale spaces to those that may not need such a large and permanent space also serving as a way to fund the housing units above. By carving out large exterior openings with a height of 40 feet for not only the public but also the residents, the once closed-off office tower shifts to a vibrant public and residential space. The centrally hinged wall offers innovative space utilization in both public and private usage. In the residential context, it facilitates the expansion of units, converting them from studios into one, two or three bedroom configurations. Within the retail spaces, the pivoting wall functions as a way to connect various functions. The pivoting wall in its retail context creates conditions like black box theater, market and an art gallery by its rotation. These pivoting walls incorporate a french cleat attachment system, allowing for customization to suit individual needs.
