This project discusses a proposed legislation, HB 2160, which increases the average FAR within half a mile of a SoundTransit stop in Seattle and beyond, encouraging Transit Oriented Development (TOD). In particular, the project focuses on how many TOD-based apartments could be built within Seattle, a local economic hub, with the new law and how far the housing crisis in the city would be affected. Assuming all apartments are small studios or 661 sq. ft, almost 600,000 apartments would be built, nearly solving the 610,000 housing deficit by 2050. However, even if larger apartments of 1000 and 1500 sq. ft in the peripheries - two-bedroom/three-bedrooms- are built, then 350,000 apartments can be built in Seattle, halving its housing deficit city. Overall, such a project shows the great potential of TOD in solving our housing crisis, both in Seattle and beyond.
