Unfenced: The New Recipe — From Levittown to Jones Beach

The New Recipe reimagines Levittown as a place where fences fall, trust returns, and everyday spaces become shared ground. School lawns evolve into welcoming community commons where people gather, learn, and celebrate together. Streets become shaded, walkable, and safe, supported by small electric AI pods that make daily movement easier for children, seniors, and families alike.

Backyards, once closed and isolated, open up as shared spaces of everyday life: artist workshops, community gardens, backyard pool decks, and intimate gathering areas that bring neighbours together through simple, joyful encounters. Through a community land trust, new homes grow gently within underused spaces using two housing typologies - customizable prefabricated co-living homes and accessory dwelling units added to existing houses. This approach allows long-time residents to remain while welcoming new families with affordable housing options.

At the coast, a resilient market reconnects people to the water and to one another. Together, these elements form a new recipe for suburbia - one rooted in openness, shared care, and mutual trust.
